5/5 ARM Mortgages: What Happens After Five Years?
“What happens if I choose a 5/5 ARM mortgage and stay in my home longer than five years?”
That’s the question I asked Dawn McCarty Hoppes with Ruoff Mortgage during our recent conversation.
For homebuyers in Brownstown Township, Downriver, and Southeast Michigan, understanding the payment today is only part of the decision. You also deserve to understand what could change later.
What is a 5/5 ARM mortgage?
A 5/5 ARM is an adjustable-rate mortgage with an interest rate that stays fixed for the first five years. After that initial period, the rate can adjust every five years for the remaining loan term.
The first “5” describes the initial fixed-rate period. The second “5” describes how often the rate can change afterward.
That makes it different from a 5/1 ARM, which can adjust annually after its first five years.
What happens if you stay longer than five years?
You can continue living in your home and paying your mortgage according to the loan agreement. Reaching five years does not, by itself, mean you must move or refinance.
However, your interest rate may change at the scheduled adjustment, which can affect your principal-and-interest payment.
Your new rate follows the formula in your loan documents. This generally involves an index—a benchmark interest rate—plus a margin set in your agreement. Rate caps and any minimum rate also matter.
An adjustment is not a promise that your rate will fall or match advertised fixed mortgage rates. Ask your lender to explain how your specific loan would adjust.
Can you refinance into a fixed-rate mortgage?
Refinancing may be an option if you qualify and the available terms make sense for your situation.
But it should not be treated as a guaranteed backup plan. Your income, credit, home equity, and available loan programs may be different when you apply. Refinancing also involves costs.
Before choosing an ARM, ask yourself: “Could I still manage this mortgage if refinancing were unavailable?”
Three questions to ask before choosing a 5/5 ARM
When can my rate change, and how is the new rate calculated?
Ask your lender to walk through the adjustment schedule, index, margin, caps, and any minimum rate. What could my payment become if the rate increases?
Request examples showing the first adjustment and the maximum permitted rate. Include property taxes and homeowners insurance in your budget, since those expenses can change independently. How does this compare with a fixed-rate loan?
Compare written loan estimates, including the starting payment, APR, closing costs, and potential future payment changes.
What my first mortgage taught me
In our video, I shared that I bought my first home at age 19 with an 18% interest rate.
That experience gives me perspective, but it does not make someone else’s payment concerns any less real. Your mortgage needs to fit your household, your responsibilities, and your plans.
The question is not simply whether a rate sounds high or low. It is whether you understand the commitment and feel comfortable with the numbers.
