If you've been staring at your Woodhaven home wondering whether now is actually the time to sell, here are the end-of-July numbers — so you don't have to keep guessing.

I'm Deborah Lee with Find a Darling Home at eXp Realty, and I help Downriver homeowners get clarity on their next move — without pressure and without a countdown clock ticking in the corner of the screen.

Woodhaven happens to be personal for me, too. I graduated from Woodhaven High School, Class of '88 — so when I talk about this town, I'm not reading numbers off a screen for a place I've never lived. As the Clarity Coach for Stuck Homeowners in Southeast Michigan, my job isn't to talk you into selling or out of it. It's to hand you the real numbers, no spin, so whatever you decide, you're deciding with clarity instead of a gut feeling.

What Sold in Woodhaven Last Month

Pulled directly from RPR for July 2026:

  • 13 homes sold in July

  • Sale-to-list price ratio: 102.7% of asking — homes sold for more than asking, not just at it

  • Median sold price: $279,000 — down about 6.7% from June (this reflects which homes happened to sell that month, not a drop in every Woodhaven home's value)

  • Median days on market: just 6 days

What's Trending Heading Into August

  • 1.89 months of housing inventory — up 35% from last month, up 89% year-over-year

  • 17 active listings, median list price $340,000, median 24 days on market

  • 11 homes went pending in a median of just 13 days

More inventory means buyers have more to choose from than they did a year ago. But even with that increase, Woodhaven is still sitting solidly in seller's market territory.

What This Actually Means for You

If you're sitting in a Woodhaven home that no longer fits your life — too big, too many stairs, too much yard, too much upkeep for this season — you're in a market where a well-priced home may not sit for long.

This isn't just for homeowners weighing downsizing, either. If you're helping an aging parent figure out their next move, or you've inherited a Woodhaven property and aren't sure what it's worth, these same numbers apply to you.

Want to know what your specific Woodhaven home may be worth right now? Comment CLARITY on the video above, or reach out directly — I'll send you a personalized breakdown with no pressure, no obligation, and no surprise calls at dinnertime. That's the Darling Difference: clarity first, so you can move forward on your terms whenever you're ready.
